Weekly update for Jan 9, 2012

 

This posting is a summary of the activity for 2011 in Summit County, CO. 

After several years of downward trends in all categories we are beginning to see some bright sport.  The most positive trend is that transactions for the most part were up across the board with the exception being Keystone condominiums.

Condo sales in 2011 were up 15% and their average sold price adjusted downward by 5%. Interesting that Breckenridge witnessed an increase in sales of 38% and an increase in average sold price of 12%! Dillon also was up 27% in sales and up in average sold price by 4%. Copper Mountain was flat in sales and down 13% in price and Keystone was down 12% in sales a down 8% in average sold price.  The town of Frisco was up by an additional 5 condo sales and Frisco’s prices remained flat.

Home sales in 2011 were up in the county by 22% and average sold prices down by minus 11%. In Frisco home sales were up 38% with a decrease of Frisco’s average sold price of minus 19%! Breckenridge was up 32% in sales and down 12% in price. Silverthorne home sales were the same as 2010 and their average sold price was down 18%. Dillon had an increase of 21% in sales and a decrease of 14% in price.

Vacant Land in 2011 was down 6% for the number of lots sold and down 10% in the average sold lot price. The South Side of the county had 57 sales in 2011 and 57 sales in 2010 with an 11% drop in average sold price. The North Side of the county had a substantial drop in lot sales (down 18%) and a drop in price of minus 7.6% - Note, the North Side did have one high end lot sale at Copper Mountain that if removed from the tally the actual drop in lot prices on the North Side of the county would be about 22%.
